Those of you who have known me a while may recall that I first got involved in Property Investing way back in the 80s when I bought and flipped a couple of properties and also had a couple of Buy to Lets up and running.

However, although I “did all right” as they say, property investment for me was very much a fringe activity and as my life changed direction I eventually let them all go, without really seriously considering what I could be missing out on!!

Suffice to say that 20+ years on, with official retirement looming but a desire (and need!) to remain active and earning I have spent a great deal of time re-appraising the benefits, security and rewards that come from applying proven lucrative strategies to carefully selected properties.

I have invested heavily in educating myself in the realities of today’s property markets, learning from the experiences of “major league” 21st century property investment experts – experts who have successfully and ethically built property portfolios worth millions.

As a direct result of my relationships with these guides and mentors I am also building a network of other property investors and experts – experienced professionals who I can always turn to whenever I need advice or assistance.

I have now at last properly recognised the unique advantages offered when investing in property, in a way which eluded me previously:

  • the historical long term growth in property values
  • the leverage obtained from the ability to control any property by investing only a percentage of its “cost” from your own funds
  • and the confidence in future long term growth that is assured by our status in the UK as an Island with limited land availability and soaring housing needs.

And I have put my own money where my mouth is.

Faced with the mouth watering prospect of receiving 0.01% interest (at that time) in a bank account; or purchasing an annuity which meant I would have to live another 50 years to even receive back my original investment, I have instead used my pension lump sums to securely invest in high cash flow property strategies that also offer excellent long term capital growth.

For the right properties, using the right strategies, and with intelligent future re-financing I can actually anticipate achieving INFINITE Return on Investment on certain deals! (If that sounds impossible, rest assured that I can show you how it works. It is not a matter of receiving infinite income from a deal. It is a matter of structuring a deal to allow you to take all your original investment back out whilst still keeping control of the cashflow and capital growth.)

As I research my target market I am regularly finding potential deals which fit my “financial safety first” criteria but since all my own capital is currently committed I am having to pass those opportunities on to other property investors.

This seems to me to be a real pity when my research, planning and stress testing tells me how much future income and growth I am passing on.

But my certainty of those returns allows me to offer the opportunity to my own private investors to achieve much better interest rates on money that is currently being eroded by inflation.

The rates and terms I can offer will vary from deal to deal, but will be many times higher than the banks are offering!

Investors will not need any prior knowledge of property – I will do all the work, they just need to decide how to spend their interest income!!
